2013 Matsu Real Estate Market Year in Review



2013's year end real estate numbers are in for the Matsu Valley of Alaska and they reflect what most of us felt was occurring throughout the year.  The market experienced a 2.9% increase in prices but we experienced nearly 20% more sales than 2012!  What does that tell us?  It reaffirms that the Matsu real estate market indeed represents the future of Alaska!

Wasilla's 2013 Year in Review

One of the more interesting findings in it was the dramatic jump in pricing the last quarter of 2013.  It seems that the shortage of available homes in Anchorage is contributing to the growth of the Matsu.  Wasilla is the largest city in the borough followed closely by Palmer.  Both communities are commuting areas to Anchorage and about a 1/3 of the homeowners here commute in on a daily basis.  Buyers are attracted to the Matsu real estate market as they can get substantially more for their money here than in Anchorage.  The cost of a new home is over $160,000 less than in Anchorage, and the existing inventory is substantially newer construction.

The commute to Anchorage is about 45 miles and is one of the most scenic drives in North America!  The following map is from Google Maps and illustrates what the commute from the "core" area of the Matsu to Anchorage looks like.




With the 2014 real estate market having already kicked off, we are expecting much the same results this year.
